Sundance in Beaumont, California is a master planned community by Pardee Homes, and is governed by an HOA. It originally broke ground in 2002, and even though there have been over 2,000 homes built since then, the community continues to grow with new neighborhoods, sub-communities and guest builders adding to "Sundance at Beaumont".
All of Sundance is located in the northeast corner of the city of Beaumont, flanked by Beaumont's sister city of Banning. And to the north is the unincorporated area of Cherry Valley and the 55+ community, Highland Springs Country Club.
Sundance is a large community stretching east to west from the edge of Beaumont on North Highland Springs Avenue to Cherry Avenue, and north and south from the Beaumont/Cherry Valley border of Brookside Ave to almost 8th Street. The southern portion of the community was built first, and the northern-most portion is currently under construction.
Sundance is an HOA (Home Owner's Association) community, but due to the numerous neighborhoods and models added over the years, HOA dues can vary. Most of the community is not gated, but there is a gated, smaller sub-community called Estrella on the north side of Oak Valley Parkway at Edelweiss Drive.
The Sundance community as a whole does have special assessments and Mello Roos levied on the homes, but due to the various areas, models, builders and when they were built, these special assessments can vary from neighborhood to neighborhood.
With construction originally breaking ground way back in 2002, Sundance homes can vary widely from neighborhoods, communities and build dates, but both one and two story homes are available. Bedroom counts vary, including some two bedroom homes with a den third bedroom option, to as large as six and seven bedroom houses, as is found in the newer Beacon neighborhood. With that being said, most of the homes are three to five bedroom homes. Bathrooms range from two to four baths. Square footage can range from a little over 1,200 square feet of living space to over a spacious 4,000 square feet and more!
Many homes have also been built with LivingSmart technology and GenSmart designs to help the home be more energy efficient, cost effective, and comfortable. LivingSmart homes include solar systems and energy efficient air conditioners and appliances. GenSmart homes offer more room with optional den or office space, and/or self-functioning suites including bathrooms and kitchenettes, allowing multi-generational home-sharing and living. Homes in the gated sub-community of Estrella were technically built as condos and townhouses, but some are mistakenly listed as single family residences. Other than their much smaller lots and the way they are built adjacent to one another, it is hard to tell the difference. Even so, these homes reflect the designation of condominiums on assessor data.
Lot sizes for Sundance properties range from a minimum 2,000 square feet (for condo homes), to some large, rare lots exceeding 18,000 square feet! Most lots range from a smaller 5,000 square feet to large lots of 13,000 square feet. There are also some houses with pools and/or spas but these are built in pre-existing homes and not by any of the home builders.
All homes in the community come with an attached garage, with the majority of the houses built with 2 and 3 car garages. But 3 car and 4 car tandem garages exist on some properties as well. Some homes are also equipped with beautifully useful enclosed patios with glass sliders all around.
Located within Beaumont Unified School District's jurisdiction, elementary schools include Anna Hause Elementary on Carnation Way in the southwest corner of the community, and the Sundance Elementary School south of the community on the corner of 8th and Xenia Ave.
The junior high schools include Mountain View Middle School on Beaumont Ave and Cougar Way and San Gorgonio Middle School also on Cougar Way but more east, and Cherry Avenue. Beaumont High School is located on Brookside Ave and Beaumont Avenue.
The parks that serve Sundance also vary in size and what neighborhood they serve. But the main parks include Wildflower Community Park on Tulip Circle (more like a square!) on the west side of the community, and Mountain View Community Park on the east side on Sundance Circle. The Albert A. Chatigny Senior Community Center is also located directly west on Cherry Ave and Oak Valley Pkwy.
The Cielo Neighborhood Rec Area, located within the Estrella gated community, is exclusive to Cielo and Estrella residents. And the new Tioga Park, north of Cougar Way on Tioga Trail, serves The Highlands Club, with gated amenities exclusive to the Sundance North Community Association including Cascade, Daybreak, Lunetta, Skycrest, Northstar, and Flagstone.
Park amenities include playgrounds, picnic areas and tables, barbecue areas, large pools and spas (not in community parks), large centralized gazebos and pavilions, basketball courts, a large grassy natural-like amphitheater, and acres of green, lush landscaping.
